FAQ FOR BUYERS


1. When must I have my homeowner’s insurance policy by?
Most lenders will need to have your insurance policy set up by the time of closing.

2. Who orders the appraisal, title work and termite inspection?
The lender will order the appraisal. The escrow company will order the title work and termite inspection. You do not need to worry because I will make sure everything gets done in a timely manner.

3. When should the utilities become effective in my name?
Call utilities after all contingencies have been removed - at least 1-2 weeks before closing! Effective date should be on the day of possession.

4. Will I do a walk-thru before closing?
Yes! We will do a walk-thru either 24 or 48 hours before the closing. I will call you schedule a time.

5. When will I know my final figures for closing?
The title company and lender balance the day before closing. The closing statement is usually e-mailed to our office. I will call you as soon as we have the figures.

6. What do I need to bring to the closing?
• Your cashiers or certified check for the amount that was given to you by our office or the lender
• A copy of your homeowner’s insurance binder with a paid receipt
• Your drivers license
