<p><span style="font-size: 14pt; font-family: 'nunito sans'; color: #ff0000;">Today, Millennials make up the largest group of home buyers and are powering the modern housing market.  If homeownership is a part of your American dream, here are seven tips to help you have a better idea of what it takes to buy your first home.</span></p>

<li><span style="font-size: 12pt; font-family: 'nunito sans';"><strong>Educate yourself.</strong></span><br><span style="font-size: 12pt; font-family: 'nunito sans';">When you're ready to make the plunge into buying your first home, I can walk with you through the home-buying process.  We will research available financial programs for first-time home buyers, discuss the mortgage application and approval processes, talk about what happens after you have a contract in place, learn about closing costs…<em>the list goes on and on.</em></span><br><br></li>
<li><span style="font-size: 12pt; font-family: 'nunito sans';"><strong>Get pre-approved for a mortgage.<br></strong>Before you start your home search, you need to know your budget. The pre-approval process will help you do this.  While the pre-approval process gives you an idea of how much home you can afford, it is not the same as loan approval. It's a quick review of your income and expenses and an estimate of what the lender would be willing to loan you. Loan approval requires documentation (paycheck stubs, tax returns, bank statements, home appraisals), and that all happens once you have a contract in place, so get your documents together.</span><br><br></li>
<li><span style="font-size: 12pt; font-family: 'nunito sans';"><strong>Decide where you want to live.<br></strong>Do you want a condo or single-family home? We can talk about different neighborhoods and decide which one fits best with your lifestyle.</span><br><br></li>
<li><span style="font-size: 12pt; font-family: 'nunito sans';"><strong>Don't expect to get everything you want.<br></strong>The National Association of REALTORS® says most people stay in a home between six and nine years.  It stands to reason you may buy several homes in your lifetime. Buy what you can afford and what works for you now (and possibly for the next few years to come). </span><br><br></li>
<li><span style="font-size: 12pt; font-family: 'nunito sans';"><strong>Don't overspend.<br></strong>Lenders are in the business of lending money. You may technically be able to afford a $300,000 home, but that might mean you never go on vacation (or even out to dinner).</span><br><br></li>
<li><span style="font-size: 12pt; font-family: 'nunito sans';"><strong>Be realistic.<br></strong>If you're handy, buy something that needs work. If not, forego the fixer-upper. It's not as easy as it looks on TV unless you have a big budget for contractors.</span><br><br></li>
<li><span style="font-size: 12pt; font-family: 'nunito sans';"><strong>Get a home inspection.<br></strong>An inspection should uncover foundation problems, water damage, and big-ticket electrical or plumbing issues that you just won't find on a walk through.</span></li>

<li><span style="font-size: 12pt; font-family: 'nunito sans';"><strong>Arrive on time. </strong>The homeowner and the hosting agent have set a window of time to make the house available for viewing. Give yourself time to start and finish your tour within that window. Don't arrive five minutes before the end of the time period and expect to linger for 30 minutes. The agent may have another commitment, and the homeowners are likely anxious to get home.</span><span style="font-size: 12pt; font-family: 'nunito sans';"><strong></strong></span><span style="font-size: 12pt; font-family: 'nunito sans';"></span></li>
<li><span style="font-size: 12pt; font-family: 'nunito sans';"><strong>Treat the host with respect. </strong>The individual hosting the open house is typically the seller's agent. If you decide to make an offer, he or she will be handling negotiations for the seller. Be polite, sign in if requested, and stick to business. You are there to see the home, and the agent is there to show the home to as many potential buyers as possible. </span><span style="font-size: 12pt; font-family: 'nunito sans';"></span><span style="font-size: 12pt; font-family: 'nunito sans';"></span></li>
<li><span style="font-size: 12pt; font-family: 'nunito sans';"><strong>Take notes. </strong>The agent will likely have a flyer with all the details about the home, so take a pen and make notes as you walk through it. This will help, particularly as your home search intensifies and you've seen a dozen homes. It can become difficult to keep details straight.</span><span style="font-size: 12pt; font-family: 'nunito sans';"></span><span style="font-size: 12pt; font-family: 'nunito sans';"></span></li>
<li><span style="font-size: 12pt; font-family: 'nunito sans';"><strong>Be careful about what you say. </strong>Don't say the home is "below your budget," or anything else that could hurt your bargaining position later if you decide to make an offer. You don't want to be too enthusiastic, and negative comments are never helpful. Hold your discussion until after you leave the property.</span></li>

The slowdown followed a 5.1% increase the previous month and modest gains throughout the fall. Sales retreated month-over month and year-over-year in all four regions.</span><br><br><span style="font-family: 'nunito sans'; font-size: 12pt;">New Listings decreased 8.0 percent for New Construction but increased 7.5 percent for Existing Homes. Pending Sales increased 19.8 percent for New Construction and 9.3 percent for Existing Homes. Inventory decreased 5.5 percent for New Construction but increased 4.6 percent for Existing Homes.</span><br><br><span style="font-family: 'nunito sans'; font-size: 12pt;">Median Closed Price increased 7.1 percent for New Construction and 1.9 percent for Existing Homes. Days on Market increased 5.6 percent for New Construction and 26.1 percent for Existing Homes. Many trending looks today involve a wider plank flooring which is better achieved with an engineered wood floor.</span></li>

<p><span style="font-family: 'nunito sans'; font-size: 12pt;"><strong>This brings us to engineered wood flooring.</strong></span></p>
<p><span style="font-family: 'nunito sans'; font-size: 12pt;"><strong><em>Engineered hardwood flooring</em> can last roughly 25-45 years. This flooring is durable, easy to clean, and holds up better in humid areas. The average cost runs about $4 – $12 per square foot with dimensions such as:</strong></span></p>

<li><span style="font-family: 'nunito sans'; font-size: 12pt;">Plank Thickness → 3/8 to 9/16 inch</span></li>

Installed in places such as basements where moisture might be trapped, engineered flooring has good resistance to warping/bowing.  The top layer of the product is 'real' wood.  Usually hickory, oak, walnut, maple or bamboo species.</span></p>
<p><span style="font-family: 'nunito sans'; font-size: 12pt;">The typical <strong>installation </strong>for engineered hardwood is a nail-down, floating, or glue-down method. With this flooring containing a thin layer of real wood, sanding and refinishing can only occur roughly once during its lifetime. Engineered hardwood flooring is available in a variety of colors, width, and finishes such as matte, semi-gloss, and high-gloss.</span></p>
<p><span style="font-family: 'nunito sans'; font-size: 12pt;"><u>Things to know:</u></span></p>
<ul>
<li><span style="font-family: 'nunito sans'; font-size: 12pt;">Steam cleaners can damage this flooring.</span></li>
<li><span style="font-family: 'nunito sans'; font-size: 12pt;">It is not typically recommended to sand this flooring.  Most engineered woods have a surface finish such as 'hand scraped' or textured that if sanded, the wood would lose this overall look.  Instead, if you start to see wear patterns or want to freshen up the look of your engineered wood, a 'maintenance' or top coat can be applied to add another layer of protection and help bring back the original look and appearance.</span></li>
<li><span style="font-family: 'nunito sans'; font-size: 12pt;">Engineered wood is finished in a factory, typically with a UV light top coat cure that provides a durable, scratch resistant finish that is a harder finish than what can be applied 'in the field' on a solid hardwood floor.</span></li>
