2. Get pre-approved for a mortgage.
   Before you start your home search, you need to know your budget. The pre-approval process will help you do this.  While the pre-approval process gives you an idea of how much home you can afford, it is not the same as loan approval. It's a quick review of your income and expenses and an estimate of what the lender would be willing to loan you. Loan approval requires documentation (paycheck stubs, tax returns, bank statements, home appraisals), and that all happens once you have a contract in place, so get your documents together.
   
   
3. Decide where you want to live.
   Do you want a condo or single-family home? We can talk about different neighborhoods and decide which one fits best with your lifestyle.
   
   
4. Don't expect to get everything you want.
   The National Association of REALTORS® says most people stay in a home between six and nine years.  It stands to reason you may buy several homes in your lifetime. Buy what you can afford and what works for you now (and possibly for the next few years to come). 
   
   
5. Don't overspend.
   Lenders are in the business of lending money. You may technically be able to afford a $300,000 home, but that might mean you never go on vacation (or even out to dinner).
   
   
6. Be realistic.
   If you're handy, buy something that needs work. If not, forego the fixer-upper. It's not as easy as it looks on TV unless you have a big budget for contractors.
   
   
7. Get a home inspection.
   An inspection should uncover foundation problems, water damage, and big-ticket electrical or plumbing issues that you just won't find on a walk through.

When you are in the market for a new home, there's nothing better than seeing those homes in person.  Open houses are one of the best ways to do it.

Here are six tips to remember when visiting an open house:

1. Dress appropriately.  Arrive looking like a serious potential buyer. Think "business casual." You don't want to make a bad impression.
2. Arrive on time. The homeowner and the hosting agent have set a window of time to make the house available for viewing. Give yourself time to start and finish your tour within that window. Don't arrive five minutes before the end of the time period and expect to linger for 30 minutes. The agent may have another commitment, and the homeowners are likely anxious to get home.
3. Treat the host with respect. The individual hosting the open house is typically the seller's agent. If you decide to make an offer, he or she will be handling negotiations for the seller. Be polite, sign in if requested, and stick to business. You are there to see the home, and the agent is there to show the home to as many potential buyers as possible. 
4. Take notes. The agent will likely have a flyer with all the details about the home, so take a pen and make notes as you walk through it. This will help, particularly as your home search intensifies and you've seen a dozen homes. It can become difficult to keep details straight.
5. Be careful about what you say. Don't say the home is "below your budget," or anything else that could hurt your bargaining position later if you decide to make an offer. The agent (and other potential buyers) are listening.
6. Wait to discuss your likes and dislikes until you leave. Think "poker face." You don't want to be too enthusiastic, and negative comments are never helpful. Hold your discussion until after you leave the property.

Real Estate Market Update for February 2026 

Despite improving affordability conditions, U.S. existing-home sales declined 8.4% to a seasonally adjusted annual rate of 3.91 million, a 4.4% drop from one year earlier, according to the National Association of REALTORS® (NAR). The slowdown followed a 5.1% increase the previous month and modest gains throughout the fall. Sales retreated month-over month and year-over-year in all four regions.

New Listings decreased 8.0 percent for New Construction but increased 7.5 percent for Existing Homes. Pending Sales increased 19.8 percent for New Construction and 9.3 percent for Existing Homes. Inventory decreased 5.5 percent for New Construction but increased 4.6 percent for Existing Homes.

Median Closed Price increased 7.1 percent for New Construction and 1.9 percent for Existing Homes. Days on Market increased 5.6 percent for New Construction and 26.1 percent for Existing Homes. Months Supply of Inventory decreased 10.6 percent for New Construction and 7.7 percent for Existing Homes.

Nationally, the median existing-home price inched up 0.9% year-over-year to $396,800, a new high for the month, NAR reported. Home prices have continued to rise across much of the country, in part due to low supply, which remains below pre-pandemic levels. Total housing inventory stood at 1.22 million units as of the most recent reading, up 3.4% from one year earlier, representing a 3.7-month supply at the current sales pace.

If you've thought about selling but unsure which home improvements will be worth the money, then keep reading!

1. Update and fix damaged flooring

Your scratched-up wood flooring, worn and outdated carpet, and beat up linoleum will turn away your buyers quicker than they entered. If you want to increase the value of your home, then install new flooring or refinish the old!

Hardwood floors are highly appealing in today's market. Pull up your carpet or old stick-on linoleum and uncover the existing hardwood flooring underneath. Did you know that getting the hardwood refinished will allow you to recoup 100% of the costs? It's okay if refinishing is not in your budget. Just by uncovering the original hardwood floors, buyers will be able to see them in person instead of trying to imagine what they might look like. This is also appealing since the hard work is already done for them!

If you're not lucky enough to have hardwood floors, there's still other options! You can install engineered hardwood floors or choose a luxury vinyl tile that looks like hardwood. If you need to replace carpet, make sure you do so right before you list. You don't want to install new carpet just to have it ruined by pets or dirty shoes right away. You can also offer a carpet allowance to buyers but sometimes this option isn't as attractive because they might not want to deal with replacing the old.

2. Fix wall damage and paint the walls

Although you may love your red accent wall and bright teal bathroom, it may move your home to the bottom of a buyer's list. Whether it's too difficult for them to look past the paint colors or they don't have the time to make the changes themselves – you're better off making this home improvement yourself.

Fixing nail holes and brushing on a fresh coat of paint is one of the cheapest ways to give your house a face lift. By choosing light, neutral paint colors such as tan or gray, you'll give buyers a blank canvas to envision their own furniture and décor in the space.

Home Building: Next Steps and What to Think About

1. Start Brainstorming

Write down everything you would want in your new home. Think about what you dislike about your current home and figure out how you would change that in your new home. Think about all the features that you love in other homes.

Here are a few questions to get you started:
•   Are you satisfied with the amount of counter, cabinet, or pantry space in your kitchen?
•   Do you wish you had more closet space?
•   Do you have enough space for when you entertain guests?

By writing everything down, it will give you a clear picture of what your ideal home/floorplan will entail.

2. Start a Collection

Visit open houses and make notes on the flyers about the things you like and don't like.  Look through magazines and search the Internet – put the photos in your binder and make notes about what you liked.  A picture tells a thousand words.  When you sit down with the builder, they will know exactly what you are wanting.

Here are a few things you might want to add to your collection:
•   Kitchen backsplash
•   Kitchen countertops
•   Interior and exterior paint colors
•   Garage door styles
•   Indoor and outdoor light fixtures
•  Types of flooring

3. Start Thinking About the General Area You Want to Live

Do you want to live inside the city limits or in a suburb? Do you want a specific school district? Do you want to live near a water feature such as on a lake? Drive through the neighborhoods you're interested in and take note of any vacant lots. Ask your Realtor® about the neighborhood covenants and price restrictions.

4. Start Thinking Through Financing Options

What is your comfort level? Talk with a bank. What can you get approved for?

5. Think About Selling Your Current Home

Do you have a home to sell? Will this affect the amount of loan you will qualify for?  Will you need to sell your current home first? Talk with your Realtor® and find out the value of your home in today's market.

6. Decide on a Timeline

When do you want to be moving into the new house?  The actual building process will vary from builder to builder, and the time of year may also have an effect on your start and completion date.

7. Decide on a Subdivision / Neighborhood You Would Like 

Once you have selected the subdivision, your Realtor® can begin searching for available vacant lots.  Once the lot is chosen, options can be decided on for floor plan layout.  Another decision here is deciding whether you will purchase the lot first or have the builder purchase it and tie the cost into the home-building package. Some builders may not give you an option.

8. Attend Budget Meeting

Once you have an idea of your lot, budget, floor plan and finishes—we will sit down with the builder and price out your home.

9. Start the Building Process

At this point, your Realtor® can give you a building timeline so that you can see the process and a breakdown of the time involved each step of the way.

Quick Guide to Paint Finishes

High Gloss

High gloss paint has the most sheen and will be the most durable. That durability is best suited for high traffic areas such as the kitchen, on surfaces like cabinets, door frames, window trim, and furniture. It's best to avoid using high gloss on walls, because it will be too reflective and shows imperfections.

Semi-Gloss

It's not as shiny as high gloss, but semi-gloss paint is still great for kitchens and bathrooms, because the sheen protects from drips, splatters, and other moisture. This high durable paint is great for kids bedrooms, trims and doors.

Satin

Satin has a velvet-like look, but is still a durable finish, and works best in high-traffic areas such as the living room or hallways. Be careful when applying because satin paint will reveal sloppy brush strokes.

Eggshell

Eggshell is slightly glossy and has medium durability. It's best used in high traffic areas because it's easy to clean and hides imperfections well. Similar to satin, you can use eggshell paint in living rooms, hallways, and dining rooms.

Flat/Matte

This finish has the least amount of sheen and is the least durable. It's great for hiding imperfections in your walls, but the low durability means they should be avoided if the room is subject to wear and tear from kids or pets. Use these paints in low traffic rooms and areas such as ceilings or formal living rooms.

Bottom line: You don't need a full renovation to get that "new kitchen" feel. With a few intentional updates—hardware, lighting, paint, or countertops—you can breathe new life into your wood cabinets and create a modern, elevated space that looks completely refreshed.

To begin, solid wood flooring is solid wood all the way through.

Solid wood can last up to a century, with a minimum lifespan that lasts around 30 years. Solid wood is durable, easy to clean, and one of the most timeless flooring options on the market. The average cost runs about $8 – $17 per square foot with dimensions such as:

• Plank Thickness → About 3/4 inch
• Plank Width → 2 1/4 to 4 inches
• Plank Length → 12 to 84 inches

The typical installation for solid wood is a nail-down, tongue-and-groove method. As this wood is 100% solid all the way through, it can be sanded and refinished a few times throughout the wood's lifetime.

Solid wood flooring is often made from oak, maple or walnut.

Things to know:

Solid wood is one of the more expensive flooring options on the market.

• Humidity and damp conditions are not favorable for solid wood to thrive in. The wood can soak up moisture and is prone to water damage. May also expand and warp in humid/damp areas such as basements. 
• Because of the propensity to warp and or shrink or expand, solid wood flooring is typically a smaller width to help with the stability of the product. Many trending looks today involve a wider plank flooring which is better achieved with an engineered wood floor.

This brings us to engineered wood flooring.

Engineered hardwood flooring can last roughly 25-45 years. This flooring is durable, easy to clean, and holds up better in humid areas. The average cost runs about $4 – $12 per square foot with dimensions such as:

• Plank Thickness → 3/8 to 9/16 inch
• Plank Width → 2 1/4 to 8 inches
• Plank Length → 12 to 60 inches

The "engineering" comes from a thin layer of hardwood bonded over a panel of plywood, constructed with multi-layers of wood, each layer of wood is positioned in a different direction creating a water-resistant product. Installed in places such as basements where moisture might be trapped, engineered flooring has good resistance to warping/bowing.  The top layer of the product is 'real' wood.  Usually hickory, oak, walnut, maple or bamboo species.

The typical installation for engineered hardwood is a nail-down, floating, or glue-down method. With this flooring containing a thin layer of real wood, sanding and refinishing can only occur roughly once during its lifetime. Engineered hardwood flooring is available in a variety of colors, width, and finishes such as matte, semi-gloss, and high-gloss.

Things to know:

• Steam cleaners can damage this flooring.
• It is not typically recommended to sand this flooring.  Most engineered woods have a surface finish such as 'hand scraped' or textured that if sanded, the wood would lose this overall look.  Instead, if you start to see wear patterns or want to freshen up the look of your engineered wood, a 'maintenance' or top coat can be applied to add another layer of protection and help bring back the original look and appearance.
• Engineered wood is finished in a factory, typically with a UV light top coat cure that provides a durable, scratch resistant finish that is a harder finish than what can be applied 'in the field' on a solid hardwood floor.

Both solid wood floors and engineered wood floors are durable, easy to care for, and have their pros and cons.  Ultimately, I feel it comes down to budget and overall design that will dictate which product would be better to use for your specific installation needs. 

Quartz Countertops

Engineered → Quartz is man-made, a mix of crushed quartz crystals + resin. That means it's super uniform in color/pattern.

Low-maintenance → Non-porous, so it resists stains, bacteria, and doesn't need sealing. Basically, wine spills? Coffee stains? No stress.

Design-forward → Comes in a massive range of colors and looks—even ones that mimic marble or concrete. Perfect for those chasing a curated aesthetic.

Durability → Crazy strong, but the resin can be sensitive to high heat (so hot pans straight from the oven).

Granite Countertops

Natural → 100% stone, cut straight from the earth. Every slab is unique—think of it like a fingerprint.

Classic + prestige → It's been the gold standard in luxury homes for decades and still signals "premium" to buyers.

Maintenance required → It's porous, so it needs sealing every so often (once a year-ish) to avoid stains.

Durability → Extremely heat- and scratch-resistant—granite is tough as nails.

How to Decide:

• If you're all about low-effort + consistent modern look → Quartz.
• If you want that authentic, natural, one-of-a-kind vibe → Granite.

Staging your home is one of the best ways to help buyers fall in love at first sight. Think neutral tones, cozy vibes, and a touch of greenery to make your space feel inviting. Rearrange furniture to create open flow, and don't forget to depersonalize-buyers want to imagine themselves living there, not you!

Let's start with your original fireplace, Wood-Burning.

Wood-burning fireplaces are the classic open-form fireplace that brings that feeling of nostalgia. With this type of fireplace, it can easily convert into any other form of fireplace and vice versa. Wood-burning requires the most maintenance of the three fireplaces, however, it is a reliable heat source during a power outage. A variety of logs can be used in this type of fireplace which alters the smell, look, and sound while burning.

Things to know:

• To keep the fireplace looking nice, thorough cleaning after each use is recommended. You will also want the chimney to be cleaned on a yearly basis if you use the fireplace regularly, making sure it's operating safely.
• Wood-burning fireplaces need time to get up and running, they also require an extensive cooling-off period.

Cons:

• Not the most child and pet-friendly option on the market, as embers will spit out occasionally. A screen placed in front of the fireplace will be needed.
• Often considered to be inefficient, half of the heat generated funnels out of the chimney with toxins from the fire such as smoke and carbon monoxide.
• Backup supply of wood logs needed if used regularly.

Moving on to Electric Fireplaces.

The most popular fireplace on the market is electric fireplaces, as they're 100% efficient with the familiar look and feel of the wood-burning fireplace. This fireplace heats the air in the room by using a heating coil, which pulls in cool air and spits out warmer air. This type can be installed into an existing conventional fireplace or as an entire unit, as well as customized with a screen showing a burning flame.

Things to know:

• Should the room become too warm, most electric fireplaces allow for a flame to continue while not putting out more heat.
• This type of fireplace can be supplied with logs or coil to imitate the wood-burning look.
• No cleanup, easy to install, remote access, and turns on and off instantaneously.

Cons:

• Doesn't give the home the same nostalgic vibe as the classic wood-burning fireplace does.
• As powered by electricity, they will not work during a power outage. Also poses the argument that it's not the most environmentally friendly.
• Won't be able to heat areas in far ranges, just the room operated in.

Lastly, let's discuss Gas Fireplaces.

Another extremely popular fireplace is a gas fireplace, often due to the more traditional look and ability to be freestanding, as well as inserted into an existing fireplace. Compared to all other types of fireplaces, gas has typically the highest heat output for the price. Very efficient, cleaner than wood-burning, often produces more heat, and easy flip-of-the-switch access.

Things to know:

• Gas fireplaces can come in direct-vent or ventless forms; ventless does not require a vent or chimney and direct-vent utilizing a vent leading outside through an external wall.
• If the house already contains a gas supply, this fireplace may be the best option.
• Security features can be added to the fireplace for those more cautious such as timers for automatic shutdowns.
• Newer models feature a battery starter to allow for use during a power outage.

Cons:

• A source of gas is required, such as natural gas or propane tank.
• Any maintenance needed for the fireplace will need to be done by a professional.
• Gas usage always poses a small risk of contaminants released into the home.
